Established under a trust deed dated July 1, 2022, the scheme is managed by Sinolink REIT Management Company Limited and holds commercial properties in Karachi, including properties around Shahrah-e-Faisal and Tipu Sultan Road. Investors should distinguish recurring rental income and distributable cash from accounting gains when evaluating its distributions and unit price.

Property Portfolio and Business Model
Image REIT's FY2026 annual report describes its assets as commercial properties located around Shahrah-e-Faisal and Tipu Sultan Road in Karachi. The scheme earns income from its property portfolio and may also benefit from changes in the fair value of investment properties.
The annual report states that the properties had a 100% occupancy rate at the reporting date. This is a point-in-time disclosure and should not be assumed to represent future occupancy or guarantee future rental income.
Unlike an operating company that sells manufactured products, a REIT's financial performance depends on factors such as rental income, occupancy, lease renewals, property operating expenses, management fees, property valuations, and the cost of financing. Property valuation gains can raise reported accounting profit without generating an equivalent amount of cash.
Financial Performance
For the year ended June 30, 2026, Image REIT reported the following figures in its published financial results:
| Financial metric | FY2026 | FY2025 |
|---|---|---|
| Revenue | Rs114.15 million | Rs85.93 million |
| Net operating profit | Rs98.44 million | Rs62.99 million |
| Unrealised gain on revaluation of investment properties | Rs888.99 million | Rs296.30 million |
| Profit for the year | Rs991.54 million | Rs357.93 million |
| Earnings per unit | Rs3.94 | Rs1.95 |
The main feature of FY2026's reported profit is the large unrealised gain from revaluation of investment properties. Profit before the revaluation gain and taxation was approximately Rs102.55 million. Investors should therefore assess rental and operating income separately from valuation gains when estimating the scheme's recurring earning capacity.
The figures above are taken from the published FY2026 financial results. Review the audited annual report for the complete financial statements, accounting policies, property valuation assumptions, liabilities, and unit-holder equity.

Shariah Compliance Status
The PSX listing notice dated October 3, 2025, stated that Image REIT was deemed Shariah-compliant under the screening criteria of the PSX-KMI All Share Islamic Index and would be included in the index from its listing date.
In addition, the FY2026 annual report contains an external Shariah assurance report and a Shariah review covering the year ended June 30, 2026. The review concluded that the scheme's relevant financial arrangements, contracts, and transactions complied with the stated Shariah criteria in all material respects.
Investors should still consult the latest official PSX-KMI index information and the scheme's most recent Shariah disclosures, because compliance should be checked periodically.

Key Risks to Consider
Property valuation risk: Reported profit can be significantly affected by changes in the assessed fair value of investment properties. Revaluation gains may not generate cash that can be distributed.
Rental and occupancy risk: Tenant turnover, lease terms, rent collection, vacancy, and property operating expenses can affect recurring income.
Unit-price risk: The market price of IREIT units can move above or below the underlying net asset value per unit.
Liquidity risk: Trading volume and the availability of buyers and sellers may affect an investor's ability to transact at a desired price.
Management and regulatory risk: Performance also depends on the REIT manager, trustee arrangements, regulatory compliance, and disclosures.
Distribution risk: Past or announced distributions do not guarantee future distributions at the same level.
How Investors Can Research IREIT
Before evaluating Image REIT, review the latest audited annual report, rental income, property valuation report, occupancy disclosures, net asset value per unit, liabilities, operating cash flow, and distribution notices. Compare the market unit price with the scheme's net asset value and recurring income rather than relying only on reported earnings per unit.
Investors should distinguish rental income from unrealised property gains and consider whether distributions are supported by recurring cash generation. Shariah-compliant status is one aspect of the research process; it does not eliminate market, property, liquidity, or valuation risk.
